Who This Is For
For Condo Syndicates and Property Managers.
Since Law 16, Québec condo syndicates must keep a maintenance logbook and plan long-term work. Law 122 requires inspections of façades and multi-level parking structures. We handle both, from inspection through to the work itself, for buildings across Montréal, and the surrounding North and South shore

How It Works
Five steps, from building assessment through to a complete compliance file.
01
Building Assessment
We visit the building and take stock of its condition. What is urgent, what can wait, and what gets expensive if it waits.
02
Inspection & Report Review
We coordinate the inspection with a recognized partner, then go through the report with you in plain language.
03
Logbook & 25-Year Plan
The report becomes a maintenance logbook and a long-term plan: what to do, when, and at what cost.
04
Prioritized Work Plan
We rank the work by urgency and by budget, so the board can decide and set reserves accordingly.
05
Execution & Documentation
We carry out the work and bring the compliance file up to date. Ready to present at the general meeting.

Frequently Asked Questions
Does Law 16 apply to our syndicate?
Law 16 covers Québec divided co-ownership syndicates, which must keep a maintenance logbook and plan long-term work. If you are not sure what applies to you, we will look at it with you and our inspection partner.
Do you carry out the inspections yourselves?
No, and that is deliberate. Inspections are done by a recognized, independent partner. We coordinate, translate the report into a concrete plan, and carry out the work.
Does the building have to close during the work?
We try to minimize the impact. We phase corrective work so occupants continue with their day to day undisturbed.
We already have an inspection report. Can you work from that?
Absolutely! Send us the report and we will turn it into a prioritized, budgeted work plan without starting over.
Are you licensed and insured?
Yes. Quatria Construction inc. holds RBQ licence 5864-3800-01 and is in good standing with CNESST and CCQ.
